Planning your move

Buying and selling property at the same time in Cyprus: organise two separate moves

Plan a linked Cyprus property sale and purchase with separate budgets, lender questions, legal assignments, document lists and realistic handover arrangements.

THE ANSWER UP FRONT

Treat the sale and purchase as two transactions with separate documents, budgets and legal checks. Tell each appointed professional that the timing or funding may depend on the other property. Record those dependencies, but do not promise a completion date or commit money on the assumption that a platform status guarantees the other transaction will finish.

Create two property files and one practical dependency list

When you are selling one home to buy another, it is tempting to describe the whole move as a single transaction. In practice, the properties may have different owners, lenders, title positions, counterparties and legal assignments. Keep each property’s documents and proposed terms separate. Then make a short list of the things one transaction depends on, such as funds becoming available or a particular date remaining achievable.

Record the actual dependency rather than a vague note that the dates must line up. Examples include receiving a current lender figure on the home you are selling, confirming your finance for the purchase, or agreeing which items remain in each property. Name who must answer each question. The list helps with coordination; it does not create a contractual condition or oblige another owner to wait.

Work out available funds without treating the asking price as cash

Your asking price is a starting point for marketing, not money already available for the next purchase. An offer, a proposed timetable and a platform milestone also have different meanings from cleared funds. Prepare a budget that separates the expected sale price, outstanding debt, service fees, taxes and other costs. Have the relevant professionals explain which figures are confirmed and which remain estimates.

On the purchase side, record the amounts you may need before completion and the financing or sale proceeds you expect to use. Do not commit a deposit because a rough estimate suggests the sale should cover it. Ask the responsible lawyer and lender what must happen before you can rely on the funds. Properly does not provide bridging finance, approve lending or hold the property purchase money.

Check each property on its own merits

Documents from the home you are selling do not answer questions about the home you want to buy. Obtain the relevant information for each registered property and have the appointed professional explain the ownership route and outstanding checks. A clear-looking file on one side of the move does not establish that the other transaction is ready.

The Department of Lands and Surveys buyer information is a useful starting point for the purchase questions. Ask about the property’s registration details, title position and any issue the professional identifies. A seller’s assurance, an attractive renovation or an agreed viewing date should not replace the checks appropriate to that actual home.

Give mortgages and lender release arrangements their own tasks

If the home you are selling has a mortgage, the registered position, current repayment amount and lender’s release requirements need coordinated attention. If you need a new loan for the purchase, that is a separate lender decision. Do not treat the first bank’s expected response as approval from the second bank or assume the two timelines will match.

Ask the responsible professionals which documents, figures, conditions and confirmations are needed on each side. Keep time-sensitive information under review. The DLS publishes mortgage-related guidance, but your appointed lawyer must explain the route that applies to the transaction. A shared task list can show an unanswered request; it cannot extend a lender deadline or release a registered burden.

Let the lawyer translate practical dependencies into the agreed terms

Tell your lawyer early if you can only proceed with the purchase after a sale completes, or if your proposed handover depends on access to the next home. Ask what can be agreed, what the other party must accept and what happens if the expected event does not occur. Do not copy a condition from another transaction and assume it protects you.

A reservation discussion and the official sale-contract procedure are different stages. The DLS publishes instructions for the relevant contract process. Your lawyer should plan the actual documents and requirements for each property. Uploading a draft to the case room does not sign it, deposit it or make an informal timing request binding.

Plan viewings, occupancy and handover as practical work

In Properly’s model, the seller organises and conducts viewings. If you are also viewing your next home, keep the appointments and access arrangements separate. Record what you observed, what the other owner told you and which questions need independent confirmation. That avoids turning a busy moving schedule into a string of undocumented assumptions.

Before promising an empty home on a particular day, consider who occupies it and what must happen before they can leave. Ask the relevant professionals how the agreed contract addresses possession and handover. Make a practical plan for keys, meter information, included items and moving arrangements once the appropriate steps are confirmed. A provisional task date is not a guarantee of access to either property.

Use shared coordination while keeping legal advice private

The buyer and seller of one property need practical information about that transaction. They do not automatically need confidential advice, bank records or the full negotiation history of your other purchase. Keep each case focused on its own participants. Ask the appointed lawyer which information should be shared and which belongs in a separate private channel.

Representation also needs to be clear in each transaction. The same person may have different interests as seller in one case and buyer in another. A shared lawyer contact does not establish that every participant has independent advice. Identify the actual professional, their client and scope before relying on a statement about either property.

Understand how Properly’s price applies before opening a second assignment

Properly’s digital sale package is €3,995 including VAT, paid at the start after suitability, scope and engagement are agreed. The package price is not a statement that every related purchase, second property or additional legal assignment is included. Explain that you are buying and selling, identify which transaction you want help with and obtain the written scope before payment.

Optional marketing for the sale is separately approved at €1,900 including VAT. Taxes, official charges, debt repayment, lender costs and work outside scope are separate unless expressly included. Opening a free case does not automatically charge both parties or purchase assistance for a second transaction. You should know the purchaser of the package and the included professional assignment before work begins.

Keep a fallback plan while the dates remain provisional

A practical plan should say what you will do if one side moves more slowly than expected. Discuss the implications with the relevant professionals before making non-refundable arrangements or promising another party an outcome you do not control. The right response depends on the actual agreements, available finance and personal circumstances, so a generic moving checklist cannot settle it.

For an overseas move, Relocated.cy can be a separate route to discuss relocation preparation while the property professionals handle their assignments. Properly’s role is to organise practical coordination, not guarantee the chain of transactions. Use the separate property files, dependency list and recorded next actions to make the uncertainty visible while the responsible people complete their work.

Your preparation checklist

  • Keep separate files, budgets and representation details for the two properties.
  • List exactly which timing or funding decisions depend on the other transaction.
  • Confirm lender information and treat estimated proceeds as estimates.
  • Ask the lawyer to review proposed dependencies before you commit.
  • Keep confidential advice and financial records in the agreed private channel.
  • Agree package scope for each assignment rather than assuming two transactions are included.
  • Confirm official outcomes and handover arrangements before treating a platform milestone as completion.

Questions about your next move.

Does one Properly package automatically cover a sale and a separate purchase?

No. Identify each transaction, the package purchaser and the included professional work in the written scope. Opening a case does not purchase a second assignment.

Can a platform milestone guarantee that the other property transaction will complete?

No. A milestone records a confirmation. It does not move funds, release a mortgage, execute a contract or register ownership. Confirm each actual step with the responsible professionals.

Give your property move a proper place to move forward.

Bring the property you have found into a private case room. Coordinate with the other party and the independently appointed lawyer.
