Viewing a Cyprus home: questions to ask before you make an offer
A practical Cyprus viewing checklist for buyers, covering what you can observe, what to ask and what needs independent professional verification.
Seller-led viewings
The seller organises and conducts viewings. Properly helps the parties keep dates, questions and follow-up actions in the case.

All coming together.
You decide when the property is available and meet the prospective buyer yourself. The platform does not send a salesperson to conduct the viewing.
Create a viewing task, assign it to the seller and record a target date. Use the shared conversation to agree the time, access arrangements and anything the buyer wants to see.
After the viewing, keep questions about fixtures, boundaries, documents and timing in the case. A technical inspection or legal enquiry may still be needed before either party commits.
The assigned role can mark an action complete. A completed viewing task only records that preparation step; it does not reserve the property, accept an offer or create a sale contract.

You bring the property you are selling or the one you want to buy. The seller handles viewings, both parties prepare the terms, and the accepted lawyer records progress through the agreed legal and completion work.
Explore the eight-stage workflow ↗Opening a case is free. The fixed-price digital sale package is €3,995 including VAT, paid at the start after suitability, scope and professional engagement are agreed. Opening a case does not collect payment. Any package payment follows the agreed scope and professional engagement.
See the price and scope ↗List the layout, proposed inclusions, known problems and the documents currently available. Decide what you can answer accurately and what needs a professional response. A good viewing creates useful questions rather than confident guesses about title, permissions or future value.
Arrange lawful access and protect personal information before the visit. If another person is showing the home, agree their role and the limits of their authority. Holding the keys does not authorise someone to accept an offer or promise contractual terms for every owner.
Record questions about parking, boundaries, common expenses, alterations or handover. Assign requests to the relevant person and keep responses linked to their source. A seller should not have to repeat an uncertain answer until it starts to sound verified.
Technical condition and legal position may need separate specialists. A viewing task marked complete means the viewing took place or the preparation action was recorded. It does not mean a survey was performed, a document approved or a buyer legally committed.
Source: DLS guidance before purchasing immovable property ↗Compare the offer amount with conditions, funding and timing. Record proposed changes before sending the matter for legal drafting. The seller decides which offer to accept, with appropriate advice about the consequences of the chosen wording or payment arrangement.
Properly supplies digital tools and agreed independent lawyer help within the package scope. It does not attend viewings, guarantee a higher price or negotiate as an unlicensed estate agent. If you need a different service, ask for a lawful provider and a separately defined assignment.
No. The seller conducts viewings in this model. Any separately requested regulated agency service needs an appropriately licensed provider and its own agreement.
It records an assigned action and target date. Calendar synchronisation and automatic appointment reminders are not enabled.
