You bring the property you are selling or the one you want to buy. The seller handles viewings, both parties prepare the terms, and the accepted lawyer records progress through the agreed legal and completion work.

Opening a case is free. The fixed-price digital sale package is €3,995 including VAT, paid at the start after suitability, scope and professional engagement are agreed. Opening a case does not collect payment. Any package payment follows the agreed scope and professional engagement.

Ask for the lawyer’s full identity, firm, practising status, accepted client and scope. Agree how instructions will be given and where private advice will be exchanged. A shared case invitation is a practical access step; it is not a replacement for a professional engagement.
The client appoints the independent advocate directly; an invitation or illustration is not proof of credentials or an appointment. Until the relevant details and acceptance are confirmed, keep the case’s professional participation described as pending. A credible process makes that distinction visible.
One practical room can contain different legal interests
Buyer and seller may coordinate a document request while needing separate advice on the meaning of the answer. The lawyer cannot disregard conflicts because everyone uses the same platform or contributes to a fee. Representation must reflect the actual professional rules and engagement.
Use shared messages for practical facts and actions. Keep privileged or confidential advice in the lawyer’s agreed private channel. If the represented party changes or a conflict emerges, the professional must decide what work can properly continue.

Ask what evidence will support a legal milestone, who supplies it and what remains outstanding. A note explaining that a document is being requested is different from a confirmation that a requirement has been met. The case should not blur the two into a general green light.
The lawyer and banking arrangements govern transaction money, any release conditions and related instructions. Properly does not hold the purchase price. Official title registration remains with the relevant authority, even when progress is recorded digitally.

Is an advocate automatically engaged when I open a case?
No. The client and independent advocate contract directly. Professional identity, availability, represented client and engagement scope must be confirmed separately. An active lawyer invitation is pinned to the independently confirmed Properly account ID.
Who handles the purchase money?
The agreed lawyer/bank arrangement handles the transaction funds under its own terms. Properly does not receive the property purchase price or operate a property escrow service.
