Buying a resale property in Cyprus: a practical due-diligence checklist
Prepare a resale purchase around title, condition, occupation, finance and handover. Know what a viewing, registry search and independent lawyer each contribute.
Buy a property
Bring the Cyprus property you want to buy into a private case room. Coordinate with the seller and the appointed lawyer from the first brief to the recorded transfer.
Start your property case ↗Your next move.
All coming together.
Saturday works for the viewing. I’ll show you around.
Perfect. I’ve added my questions to the case.
Practical details stay together. Private legal advice uses a separate channel.
Properly is a transaction platform. It does not display homes for sale or choose an investment for you. Start with the property details and invite the seller.
Record your budget, financing needs, target dates and the documents you want checked. A viewing is useful preparation, but it does not replace legal or technical due diligence.
The case identifies the appointed lawyer’s client. If that lawyer acts for the seller, obtain your own independent advice where needed. A shared conversation does not establish joint representation.
The lawyer confirms the contract, deposit conditions, relevant checks and transfer formalities. A task, uploaded file or readiness confirmation does not itself complete those acts.

Practical details stay together. Private legal advice uses a separate channel.
You bring the property you are selling or the one you want to buy. The seller handles viewings, both parties prepare the terms, and the accepted lawyer records progress through the agreed legal and completion work.
Explore the eight-stage workflow ↗Opening a case is free. The fixed-price digital sale package is €3,995 including VAT, paid at the start after suitability, scope and professional engagement are agreed. Opening a case does not collect payment. Any package payment follows the agreed scope and professional engagement.
See the price and scope ↗Properly is useful after you have identified a property or received a case invitation. Record the address, seller details, available documents, intended use and financing needs. A property with a separate title can involve a different route from a developer contract or an assignment of existing rights.
Ask what you are actually buying, what rights are included and which uncertainties need professional review. The platform does not select an investment, inspect a building or establish market value. A shared brief helps organise those questions without pretending they have already been answered.
Source: DLS guidance before purchasing immovable property ↗If a lawyer joins a room shared with the seller, identify the represented client before relying on advice. Practical coordination does not give both parties independent representation. Price, deposit, defects and default clauses may create different interests.
Agree the channel for confidential advice and ask for the actual professional engagement. Opening a buyer case is not a paid appointment or an automatic purchase of the €3,995 package. The agreement identifies the purchaser, professional scope and costs.
Source: Cyprus Bar Association professional conduct rules ↗Separate price, finance, technical inspection, professional fees, applicable tax and registry charges. Ask which figures are current and which depend on the actual transaction. Avoid using a fee calculator as a property valuation or treating another buyer’s tax position as your own.
Use the case to organise the next useful action: request documents, arrange an inspection or prepare questions for the lawyer. Your readiness confirmation does not execute a contract, release funds or register ownership. Professional work and the official acts still need to happen.

No payment is collected when opening a case. The €3,995 package purchaser and all included work must be identified in the written agreement; both parties are not automatically charged.
PLAN YOUR NEXT STEP
Prepare a resale purchase around title, condition, occupation, finance and handover. Know what a viewing, registry search and independent lawyer each contribute.
Understand developer documents, specifications, delivery terms, title route and inspections. Keep a new-build purchase organised without assuming a digital dashboard removes risk.
Build a Cyprus purchase budget that separates VAT, transfer-related charges, professional services and finance costs without relying on a universal percentage.
