Start with a short property brief rather than paying on the strength of a headline. Identify the property, the proposed seller or sellers, whether a buyer has already been found and the practical help you need. Tell the proposed professional about known missing documents, financing, an absent owner or another unresolved issue. The purpose is to establish suitability and the work needed, not to decide the legal position yourself.

The seller-led model means you remain responsible for arranging access, conducting viewings and deciding whether to accept an offer. If you need someone else to perform that work, ask for the relevant separate service before treating the package as a match. Opening a case helps organise a discussion; it does not itself purchase the package or appoint the lawyer.

Use a scope record before making the upfront payment

Ask for a written list of the platform coordination and professional work included in the €3,995 package, including VAT. Record the actual professional, represented client, deliverables, payment trigger and important exclusions. The package is paid at the start after suitability, scope and engagement are agreed. It is not a fee payable only if the sale completes.

Keep official charges, tax, lender costs, specialist work and optional marketing identifiable rather than assuming the package absorbs every transaction expense. The optional €1,900 marketing pack including VAT is a separate choice. Ask what would require a fresh agreement if the property facts, buyer or intended transaction change.

Before paying, ask what the agreement says if the transaction pauses or does not proceed. Do not infer refund rights or a completion guarantee from the fixed amount. Retain the accepted version of the agreement and any later changes so you can identify the current service commitment.

Know what each completed stage proves

A document marked received means it is available for the next agreed step; it does not by itself establish that the legal review is complete. Ask the responsible professional which evidence confirms their work and what remains outstanding. Keep practical coordination notes separate from official or professional confirmations.

The shared case is useful for the next action, the responsible person and the practical dependency. Keep confidential advice, bank credentials and unnecessary identity records out of shared messages. The appointed professional should identify the appropriate private route for sensitive information. A clear process makes responsibilities easier to follow without presenting the platform as a bank, registry or law firm.

Which fee should you compare with €3,995?

Compare the actual service and professional work in the written quote, including VAT. An agency commission may include viewings and other work you handle yourself in this model. A narrower professional assignment may have a lower fixed quote. A percentage example is not evidence of a universal market rate.

Payment triggers matter too. Properly is paid at the start after scope and engagement are agreed, whereas another provider may be paid only on completion. Put both outcomes in the comparison, including what you owe if the transaction stops.

Who pays and who receives advice?

Identify the purchaser of the package in the agreement. A buyer and seller using the same case are not both automatically charged. Equally, a party contributing to a payment does not automatically become a client of the other party’s lawyer.

The professional must confirm representation, conflicts and scope. The written structure should distinguish platform and professional responsibilities and comply with the applicable professional rules. Ask for that explanation before treating the headline package as independent legal advice for everyone.
