Current DLS instructions state that the contract should be deposited within six months of signature unless a court permits late filing. The process also includes a recent search-certificate requirement for the relevant sale contracts. Have the lawyer plan the actual dates.
Understand what deposit means
Depositing a sale contract at the District Lands Office is an official procedure. It is different from paying a monetary deposit to a seller or holding a draft in a document room. Make sure your transaction notes use the full term so that a message about “the deposit” cannot be misunderstood.
Ask the lawyer to explain why the contract is being deposited, who will file it and what evidence you will receive. The DLS procedure describes the sale-contract route and the documents required for filing.

The current DLS instructions state six months from signature, unless a court order allows late deposit. Record the actual signature date and have the responsible professional calculate and monitor the deadline. Do not treat a reminder in a general-purpose calendar as proof that filing has taken place.
Keep a separate task for obtaining the filing evidence. A task marked complete should identify the official step and the supporting record. If something is missing or late, ask for professional advice promptly rather than attempting to fix the position by changing a platform status.

For the relevant sale contracts concluded after 12 December 2023, DLS requires an attached search certificate dated within five working days of the contract date. The department’s FAQ explains the timing interpretation. Your lawyer should coordinate the certificate and contract so the filing pack meets the actual requirements.
This is one reason to avoid signing a document first and organising the rest later. Give the professional enough time to check the pack, obtain the right records and explain any mortgage-related forms.

Buyer and seller can use a case room to record proposed price, dates, included items and conditions. The lawyer then prepares or reviews the contract under the agreed engagement. A readiness confirmation in Properly does not replace the contract or the filing procedure.
Read the final document with the professional and ask how it deals with delays, financing, possession and the conditions you care about. If a point changed during negotiation, check that the final version reflects the agreed change.
Keep a simple evidence trail
Use clear file names for the draft, final agreement and official filing evidence. Do not rely on a message saying “all done” when you need to know which step was completed. Ask for an explanation of the next dependency and the person responsible.
For contracts planned in 2027, recheck the current DLS requirements before execution. This article records the instructions reviewed in October 2026 and cannot confirm future procedural changes.
Keep the registry action separate from the property deposit
A payment described as a reservation deposit is different from the official handling of a sale contract. Ask your lawyer which documents, dates and actions apply to the transaction route. Do not assume that transferring money or receiving a receipt provides the same position as completing the relevant registry procedure.
Use distinct case actions for document review, signing, any payment arrangement and the official filing or registration required. An uploaded signed copy should not be treated as proof that an authority has accepted it. Request the appropriate professional confirmation and retain the relevant evidence.

- Distinguish contract filing from paying a deposit.
- Have the lawyer calculate the actual deadline from signature.
- Coordinate the required search certificate and final contract.
- Obtain and retain the official filing evidence.
Questions about your next move.
Is a reservation deposit the same as depositing a sale contract?
No. A reservation payment and the official DLS contract procedure are different steps. Your lawyer should explain the purpose, legal effect and requirements of each.
Does uploading a signed contract complete the registry procedure?
No. An uploaded copy is a case record. The responsible professional must confirm the actual official submission or registration required.

Bring the property you have found into a private case room. Coordinate with the other party and the independently appointed lawyer.
